Residential projects run with a single crew and a straightforward written estimate. Commercial and AOAO projects involve phased scheduling around residents or operating hours, board-ready written scopes, certificates of insurance, and a single point of contact for the duration. Both are handled by the same licensed crews under Hawaii contractor license BC-28938.
Can you paint while a building is occupied?

Yes. Most of our commercial and AOAO work happens on occupied properties. We phase the work building by building or floor by floor, schedule around operating hours and resident access, and post notices ahead of each phase. On offices we typically work in sections so staff can keep using the space.
How long does a painting project take?

A single-story exterior repaint typically takes three to five working days including prep. Two-story homes generally run five to eight days. Interior repaints depend on room count and occupancy. Multi-building AOAO and commercial projects are phased over several weeks, with the schedule confirmed in your written estimate before work begins. Weather contingency is built into every exterior timeline.
Do you work with AOAOs, condominium boards, and property managers?

Yes. AOAO and condominium painting is a core part of our commercial work across Oahu and Maui. We provide detailed written scopes formatted for board review, phased schedules that minimize resident disruption, certificates of insurance, and a two-year workmanship warranty on completed work.
