What Hawaii Does to a Commercial Building

A mainland spec does not survive here. Windward buildings take rain and constant moisture. Leeward and south-shore properties bake under UV. Anything within a mile of the water carries salt. On Maui the swing is even sharper — Kihei and Lahaina take sustained UV and salt while Upcountry buildings sit in persistent moisture. The coating system, the primer, and the prep sequence all change depending on which of those a building faces, and on whether the substrate is stucco, concrete, CMU, wood, or metal.

Salt Air & Corrosion

Coastal properties pull salt into every porous surface. Railings, metal doors, and fasteners need washing and corrosion-resistant systems, not just a topcoat.

UV & Heat Exposure

South- and west-facing elevations fade and chalk years before shaded sides do. Color and sheen selection matter as much as the coating itself.

Rain & Trapped Moisture

Windward buildings hold moisture in stucco and CMU. Painting over a damp substrate is the fastest way to get blistering and peeling within a year.

Mildew & Organic Growth

Can you paint occupied commercial properties?

Yes. Most of our commercial work happens while buildings stay occupied. We phase the work by building, wing, or floor, post notices ahead of each area, and keep access routes, entries, and parking usable throughout.

Do you work with AOAOs, condominium boards, and property managers?

Yes. We work to board timelines, bid packages, and reserve-study schedules, and we can present scope and pricing at a board or owner meeting. Written scopes are itemized by building and surface so they hold up in a board packet and in a side-by-side bid comparison.

Can you complete multi-unit and multi-building projects?

Yes. Larger properties are scheduled building by building or wing by wing so residents and staff always know what is happening and when. Each phase closes out with a documented punch list.

Do you provide insurance certificates and licensing documentation?

Yes. We carry Hawaii contractor license BC-28938 and can provide current certificates of insurance naming the property or association as additional insured, as required.

How is commercial pricing determined? Pricing follows the walkthrough: square footage, surface condition, prep scope, coating system, access requirements such as lifts or swing stage, and phasing. Everything is itemized in a written estimate before work begins, with repair allowances shown separately from base scope.
