How much does house painting cost on Maui?

Cost depends on square footage, surface condition, prep required, number of coats, and access. A sound-condition exterior costs considerably less than one with widespread peeling, wood rot, or second-story access requiring staging. Coastal properties needing salt-air prep and corrosion-inhibiting primers add to the total. We provide a free, itemized written estimate that separates prep, materials, and labor.

What paint holds up best in Kihei and West Maui?

South and West Maui need 100% acrylic coatings with high UV resistance, and elastomeric systems on stucco and concrete block. Properties within about a mile of the shoreline also need salt-air-rated primers and corrosion-inhibiting products on metal fasteners, railings, and flashing. Those metal components typically fail before the paint film does.

Why does Upcountry Maui need different paint than Kihei?

Upcountry runs cooler, wetter, and frequently fogged in, so the primary failure mode is trapped moisture and mildew rather than UV degradation. Coatings there need to breathe, or moisture behind the film lifts the paint off the substrate. Kihei has the opposite problem, with intense sustained UV and salt, where film integrity and UV resistance matter most.

Do you work with condominium associations and AOAOs on Maui?

Yes. AOAO and condominium exterior painting is a core part of our commercial work. We provide written scopes formatted for board review, phased schedules that minimize resident disruption, certificates of insurance, and a single point of contact for the duration of the project.

How often should a Maui home be repainted?

Most Maui exteriors need repainting every five to eight years, compared to ten or more on the mainland. Coastal South and West Maui properties often need attention sooner. Upcountry homes may last longer on sun-facing elevations but need earlier attention on shaded and windward sides where mildew establishes.

When is the best time of year to paint on Maui?

April through September is generally the driest and most predictable window. Upcountry and North Shore projects need more schedule flexibility year-round because of fog and passing showers. We build weather contingency into every exterior schedule.

Maui Isn't One Climate. Paint Fails Differently in Each One.

A house in Kihei and a house in Kula sit twenty miles apart and fail in completely different ways. Kihei bakes under some of the most sustained UV in the state. Kula sits in fog and holds moisture for days. Anything along the shoreline carries salt into every surface it touches.

That's why we don't quote from a photo or a square-foot table. We walk the property, look at which way each wall faces and what elevation it sits at, and spec the system for that exposure.

One Island, Five Very Different Painting Environments

Kihei · Wailea · Makena

Some of the most sustained UV exposure in the state, combined with direct salt spray on oceanfront and near-shore properties. South and west-facing elevations chalk and fade years ahead of the rest of the structure. Coastal work gets corrosion-inhibiting primers on metal fasteners, railings, and flashing, because corrosion starts there before the paint film shows failure.

Similar UV intensity with heavier salt loading along the shoreline. Resort-density stucco and concrete block, where elastomeric systems bridge hairline cracking and keep wind-driven rain out of the substrate.

Makawao · Pukalani · Kula

Cooler, wetter, and frequently fogged in. UV isn't the enemy here — moisture and mildew are. Coatings need to breathe, or trapped moisture lifts them off the substrate regardless of product quality. We treat for mildew before priming and select permeable systems on wood.

Kahului · Wailuku · Maalaea

Persistent trade winds carry salt and abrasive dust well inland. Wind exposure means more surface abrasion than most inland locations, and prep quality matters as much as product selection.

Paia · Haiku

Heavy seasonal rain, constant trade winds, and salt carried well inland. Wind-driven rain finds any gap in caulking or flashing, so joint sealing matters as much as coating selection. Older plantation-era wood siding is common and needs more scraping and spot-priming than newer substrates.
